I have been living in DAMAC Hills for the past four years, and I can honestly say this is the worst and most chaotic property management experience I have encountered in more than 30 years of my life.
The security and community management here do not seem to exist for the safety or convenience of residents, but rather to create unnecessary obstacles and frustration for tenants.
At the beginning of my tenancy, I was unable to register on DAMAC Living. After waiting for over one hour at the Happiness Center, I was finally informed that my registration could not be approved because the landlord had outstanding service charges.
As a result, although I was a legitimate tenant:
I could not obtain access cards,
I could not register parking,
I could not apply for any NOC or permits,
and I was repeatedly restricted from basic resident services.
Punishing tenants because a landlord has not paid service charges is unreasonable and creates a terrible living experience for residents who are paying rent and following all rules.
Now, after finally deciding to move out, the experience has become even worse.
Since I could not use DAMAC Living, I had no choice but to apply for the move out permit by email. I sent emails for two consecutive days and received absolutely no response from your team.
Only after the moving company had already arrived did the security suddenly inform me that the owner himself needed to send the email request.
Why was this not communicated immediately when my emails were first received?
Because of this failure in communication:
the moving company could not enter the community,
the move was delayed,
additional costs and stress were caused unnecessarily.
What is even more frustrating is that while residents face endless restrictions and approvals, large construction trucks, heavy vehicles, and concrete pump trucks are allowed to freely use the same roads within the community without issue.
The management standards are completely inconsistent and extremely poorly organized.
This entire experience has left me deeply disappointed with DAMAC and LOAMS management. Due to this experience, I will never consider purchasing or renting another DAMAC property in the future.
I sincerely hope the management reviews these issues seriously and improves the way residents and tenants are treated.
